What I like:
The ownership is very willing to listen to clients and make the improvements that they request (to a certain degree) People are very friendly there. Not too crowded, even at peak times. Lots of trees, sun pens, and grass. Excellent location.
What needs improvement:
Jumps are in bad shape - they look really really old and broken down. Footing is good, but not great - it certainly could be maintained better.

What I like:
It is a very pleasant place to be, after a lesson I can leave the arena and go on a nice walk around the property. The footing is very good and well groomed. Each stall has a a fan and large built in tack locker, which is wonderful. The stable manager is easy to get a hold of and getting things done/altered/fixed/added is very easy. They actually listen to the clients and are quick to change things.
They also have little extras that make it nice, a snazzy latte/hot coca machine and an outdoor fridge always stocked with bottled water.
There are nice showers and dressing rooms in the bathrooms, which is very handy when you need to go right to work from the barn.
There is a little indoor lounge type area with a table and couches to hang out in.
There are security coded access gates to get in and out of the property, so a loose hose would not get far : )
Oh yeah, they also have a new pilates studio there! Many of the gals go right into pilates after they ride, the trainer can tell the pilates instructor what their riding issues are and they work on that.
What needs improvement:
I wish they cleaned the stalls twice a day, a covered arena would be nice, they used to have a few shows a year at this facility and that would be nice to have again.
