What I like:
There are big pastures for the horses that have seasonal grass.
What needs improvement:
1. Pastures need to be re-seeded. Each year more weeds seem to take over and it seems there is less grass.

2. There are too many horses in the pastures and horses get injured A LOT.

3. The people they have "training" there are sub-par but sadly the boarders don't realize it because most of them are casual trail riders. For people who want to learn, they have no choice. The barn manager doesn't care because she makes money off the "trainers" quality is not important.

4. They do not check on the welfare of the horses in pasture nor do they ever take head counts during feeding or round up times.

What I like:
I like the fact there are huge pastures for the horses to live in.
What needs improvement:
1. The footing in the arenas is poor. On the website the arenas are described as having "state of the art footing". The reality is the footing is pure sand that is much too deep. It does however, have the added bonus of containing seashells!

2. There is no drainage in the arenas so in the winter after rain, you cannot ride in them. As a matter of fact, the whole ranch gets so muddy there really isn't anywhere to ride.

3. The fencing is old, sometimes rusty barbed wire. They should really replace it with smooth wire. There have been incidents of horses getting pretty cut up when accidentally getting caught in the wire.

4. Hay quality is inconsistent. Sometimes even moldy hay is fed.

5. Pasture quality is declining. They should consider reseeding portions of it.

6. Sometimes in the winter they don't feed and they don't alert the owners so they can come out and feed their own horse.

7. There are now all kinds of new rules in place including requiring people to pick up their horse's poop in the arena. It would make sense if the arenas were good, but they are filled with sand!

What I like:
the boarders are very friendly
the facility is clean
there are many areas to ride in
the arenas are large
What needs improvement:
the footing in the arenas are not dragged or watered enough they drag them maybe once a week, they are very dusty in the summer months

What I like:
Absolutely wonderful horse boarding facility! Beautiful pastures, great views, kind people, healthy and happy horses!

The prices are great and the barn owner is awesome.

Fabulous arena's, multiple round pens/training pens, trails, great water/bathing systems.

There are so many boarders that everyone helps eachother out, shares personal hay when needed, lends a helping hand when a horse is injured, schedules group trail rides, and much more!

Tons of tack sheds to keep all your junk in, because you know horse-people have WAY more tack then they need!

If you go out of town or can't make it to the barn, other boarder's will feed your horse if needed, etc. Everyone is friendly and is willing to help when needed.

Most important: All horses are happy and very healthy!
What needs improvement:
Run-in shelters in the pastures would be nice, sometimes trees just aren't enough.

Fencing is safe but could be better,especially since the pastures are near busy roads.

Need more signs to tell passer-bys NOT TO FEED THE HORSES!

Passer-bys think they have the right to walk right into a pasture, need more NO trespassing signs as well.

What I like:
Not bad for the money! If you are looking for polish, you'll pay more.

You can ride in the big pastures (access to other trails is via the street)

Very casual atmosphere - few rules, dogs and kids welcomed.
What needs improvement:
Horses are rounded up on ATVs and kept in catch pens on weekends in summer, as the pastures are so huge it's tough to walk and find them. While I was there they didn't get any hay in the pens, which were crowded, and fights broke out over water access.

Sometimes hay is not great quality - my horses lost weight and needed a lot of extra hay and grain.

Barbed wire fencing.

Lots of off leash dogs everywhere + kids + few rules = madness sometimes!

Western arena footing and one round pen extremely deep when I was there.
